The Real Deal reported two purchases: a 1.8-acre vacant lot for $32.2 million in December 2020, and a finished house for $24 million in April 2021. Inside the reported office tower

Milton Tower is a 13-story office building on Collins Avenue in Sunny Isles Beach, one block from the beach. Commercial Observer put it at 246,168 square feet in total, with about 102,000 square feet of offices. J. Milton and Associates of Coral Gables developed it, and it opened in 2020. The lobby holds an 18-foot Manolo Valdes sculpture that the developer valued at $1.6 million.

Commercial Observer reported that Affinity Partners occupies the ninth floor. The Miami Herald had reported in May 2021 that Kushner opened an office in the same tower as Carl Icahn, whose Icahn Enterprises took the 12th floor and penthouse under a 23,463-square-foot lease in 2020. In June 2024, the building's owner refinanced it with a $42 million loan from Ocean Bank, which is how the tenant list became public.

So the two best-known names in the building are an activist investor in his eighties and a former White House adviser in his forties, both working a short drive from Indian Creek. That is the pattern behind the "Wall Street South" label that Local 10 and others have used for the stretch from Sunny Isles to Brickell.

Why Jared Kushner chose Miami

He has given business reasons rather than personal ones. Affinity Partners launched in 2021 with a plan to invest across the Gulf, Israel, India, and North Africa, and Miami is a direct-flight city for all of that. Commercial Observer noted the firm planned an Israel office from the start. Forbes reported in September 2025 that the firm managed more than $5.4 billion, with the Saudi Public Investment Fund and the Qatar Investment Authority among its backers.

The deals have been global. Reported investments include the fitness company EGYM, an Aman resort on Sazan Island in Albania, and a stake in the 2025 buyout of Electronic Arts. In December 2025, Affinity joined and then left a bid for Warner Bros. Discovery within the same month, per CNBC. None of that needs a Miami address, but Florida's tax treatment and time zone made it a workable base, and the family had already chosen Indian Creek for school and privacy reasons.

For a seller, the useful number is the days on market. Sunny Isles Beach condos average about 185 days, and Bal Harbour runs past 200. So a unit priced off a neighbor's asking price rather than a recent closed sale can sit for six months. The office tenants along Collins Avenue have brought buyers to the area since 2021, but they have not thinned the inventory. Pricing to the last three closed sales in the same tower is still the fastest route to a contract.
