Fort Pierce is cheaper than almost anywhere else on Florida's east coast, and there are real reasons why. Here is the honest case for and against the Sunrise City.
Is Fort Pierce a good place to live? For a certain kind of buyer, yes, and the case is stronger than the city's reputation suggests. Fort Pierce gives you deepwater boating, a genuine historic downtown, a state park at the inlet, and prices well under what the rest of Florida's east coast asks. It also has a poverty rate more than double the state's and a crime picture that deserves a careful reading rather than a headline. Both things are true at once, and a useful answer has to hold both.

What Fort Pierce actually is, and whether it is a good place to live
Fort Pierce incorporated in 1901 and calls itself the Sunrise City. It covers roughly 31 square miles on the Treasure Coast, with about 49,082 residents according to the Census Bureau's 2024 five-year American Community Survey. It is the seat of St. Lucie County and the county's historic commercial center, which matters later when we get to crime statistics.
The wider county is one of the fastest-growing places in the United States. St. Lucie County reached 402,449 residents by July 2025, up from 329,226 in the 2020 census. That is 22.2 percent growth in five years, against 5.6 percent in Palm Beach County over the same period. Fort Pierce itself has grown far more slowly than Port St. Lucie next door, which is a large part of why it still costs less.
Is Fort Pierce a good place to live on a budget?
Ask three websites what a home costs in Fort Pierce and you will get three answers 60 percent apart. That is not sloppiness. It reflects a real split in the housing stock.
Zillow's home value index by zip code shows the spread clearly, using June 2026 figures:

A source that draws its median from the city polygon lands near $215,000 to $280,000. A source drawing from the wider MLS area, including Hutchinson Island and the western county, lands near $335,000. Neither is lying. They are counting different houses.
For a defensible benchmark, use the county. St. Lucie County's median single-family sale price ran about $394,995 in July 2026, up 2.6 percent year over year, while Florida's statewide median was $425,000. Statewide inventory sat at 4.5 months of supply, which is a balanced market rather than a seller's one. Compare that to Palm Beach and Martin counties, where medians have been running near $650,000, and the affordability argument makes itself.
Renting first to test whether Fort Pierce is a good place to live
HUD's fair market rent for a two-bedroom in the Port St. Lucie metro area is $1,757 a month for fiscal year 2026. Private trackers put Fort Pierce apartment averages a little below that, roughly $1,420 for a one-bedroom, $1,706 for a two-bedroom, and $2,370 for a three-bedroom. Renting for a season before buying is genuinely good advice here, because the character of Fort Pierce changes block by block in a way you cannot judge from listing photos.
Income, and the part most guides skip
Median household income in the city of Fort Pierce is $47,072, with a poverty rate of 26.2 percent. In St. Lucie County as a whole, median household income is $73,811 and the poverty rate is 11.4 percent. Florida's median is $74,568 and the national figure is $80,734.
That gap is the honest center of this question. Fort Pierce city is significantly poorer than the county around it, and any article that quietly swaps in county numbers where city numbers look bad is misleading you. The practical implication for a buyer is that neighborhood selection matters more in Fort Pierce than in a more homogeneous market. The same $300,000 buys very different daily experiences depending on which zip code you land in.
Crime, and whether Fort Pierce is a good place to live safely
Third-party analysts compiling FBI Uniform Crime Reporting data for 2024 put Fort Pierce at 264 violent crimes, which works out to roughly 541 per 100,000 residents. Total crime is reported near 2,474 per 100,000, against a national figure around 2,119 and a Florida figure around 1,688. Those numbers are higher than average, and pretending otherwise would not help anyone.
Three caveats belong alongside them. First, Florida is still mid-transition to incident-based reporting, and the Florida Department of Law Enforcement has said openly that there will be gaps in the data until the changeover is complete. Recent year-over-year comparisons are less reliable than they look. Second, city-limit rates are calculated against resident population, which understates how many people are actually present in a regional commercial hub during the day. Fort Pierce is exactly that kind of city. Third, these are compilations by private analytics firms, not figures pulled directly from a federal dashboard.
None of that erases the concern. It does mean the right move is to look at specific streets rather than the citywide number, which is true anywhere but especially true here.
Jobs, and whether Fort Pierce is a good place to live and work
St. Lucie County's economic development council lists the largest employers from a 2022 to 2023 survey. St. Lucie Public Schools comes first at 5,253, followed by HCA Florida Lawnwood Hospital at 1,896. Cleveland Clinic Martin Health employs 1,544 and the City of Port St. Lucie 1,363. A Walmart distribution center in Fort Pierce accounts for 1,273. Indian River State College employs 734, and Pursuit Boats, a Fort Pierce boatbuilder, employs 652.
Unemployment in St. Lucie County ran about 5.3 percent in April 2026, which is above the national rate. That is a real weakness. Many residents commute south, and the drive to West Palm Beach is roughly 66 to 68 miles, about an hour and five minutes without traffic. Whether that works depends entirely on your tolerance for I-95.
Schools and Indian River State College
St. Lucie Public Schools describes itself as an A-rated district with a 94 percent graduation rate over nine consecutive years, across 53 schools serving roughly 47,000 students. Enrollment has climbed sharply with the county's growth, and the district has said it is planning aggressively to keep up.
Indian River State College has its main campus in Fort Pierce, with sites in Stuart, Port St. Lucie, Okeechobee, and Vero Beach. It was a co-winner of the 2019 Aspen Prize for Community College Excellence alongside Miami Dade College, which is the highest recognition in the sector. Enrollment now tops 16,000, and the college awards bachelor's degrees in nursing, education, public safety administration, and healthcare management among others. For a city this size, that is an unusual asset.
The water, and why Fort Pierce is a good place to live for boaters
Fort Pierce sits on the Indian River Lagoon, a 156-mile estuary the EPA designated an Estuary of National Significance in 1990. It is one of the most biologically diverse estuaries in North America, and the inlet gives you direct, quick access to the Atlantic without a long run down the Intracoastal.
The city runs one of Florida's 14 deepwater ports. The recently restored Fort Pierce City Marina, the Melody Lane Fishing Pier, Jetty Park, South Beach, and Fort Pierce Inlet State Park all sit within a few minutes of downtown. If your reason for moving to Florida involves a boat, this is one of the better-value coastal addresses in the state.
Downtown itself is genuinely walkable. There is a Saturday farmers market at Marina Square. The 1,200-seat Sunrise Theatre dates from 1923, was restored in 2006, and now runs around 100 events a year. Nearby, the A.E. Backus Museum has been a cultural anchor since 1960 and holds original Backus landscapes and Florida Highwaymen work. The National Navy UDT-SEAL Museum is here because Fort Pierce is where the Navy frogmen trained during the Second World War. USA Today named the downtown the best small town main street in America back in 2015, an award now eleven years old but not undeserved.
Insurance, flood, and hurricanes
Insurify put Florida's average annual homeowners premium at $8,292 for 2025, an 18 percent jump over 2024. The trend has since improved. The Insurance Information Institute reported three things in April 2026. Citizens Property Insurance is cutting rates by an average of 8.7 percent statewide, the largest cut in its 24-year history. Eighteen new property insurers have entered the Florida market since the litigation reforms. Citizens policy counts have fallen by half from 2024.
Flood is a separate policy and a separate decision. Standard homeowners and renters policies do not cover flood losses. The useful local fact is that Fort Pierce participates in FEMA's Community Rating System, which earns residents up to a 20 percent discount on National Flood Insurance Program premiums. On hurricanes, the Treasure Coast has a specific history worth knowing. In 2004, Hurricane Frances made landfall near Sewalls Point at 1:00 AM on September 5 as a Category 2. Hurricane Jeanne came ashore near the south end of Hutchinson Island around 11:00 PM on September 25 as a Category 3. The National Weather Service describes Jeanne's landfall point as nearly coincident with Frances's, three weeks apart. Atlantic hurricane season runs June 1 through November 30.
Getting around, and the Brightline question
I-95 and Florida's Turnpike both serve Fort Pierce. Treasure Coast International Airport handles general and corporate aviation and operates as a Customs port of entry. It is not a commercial passenger airport. Scheduled flights mean a drive to Palm Beach, Orlando, or Fort Lauderdale.
On rail, be clear-eyed. As of 2026 there is no Brightline station anywhere on the Treasure Coast. Trains pass through without stopping. A proposed Stuart station lost its local agreements in September 2024 and remains unfunded, with Martin County submitting a second federal grant application in February 2026. Fort Pierce has publicly said it would host a station if the Stuart plan does not proceed, but nothing has been decided or built. Do not buy here on the assumption that rail is coming.
Property taxes
Florida's Save Our Homes provision caps annual increases in assessed value for homesteaded property at 3 percent or the change in the Consumer Price Index, whichever is less. Non-homestead property carries a 10 percent cap. Assessment date is January 1, the homestead exemption reaches $50,000, and the filing deadline is March 1.
The catch that trips up buyers is that the cap resets when a property sells. The seller's low tax bill does not transfer to you. St. Lucie County's combined millage across all taxing authorities is above 20 mills. That is on the higher side for the region. Model this line item before you commit.
