Market Overview
Gulf County shares the Forgotten Coast with neighboring Franklin County and keeps the same low-key, uncrowded character. Port St. Joe, the county seat, is a small Gulf-front town on St. Joseph Bay, and Cape San Blas, a slender peninsula reaching out into the Gulf, is the county's best-known beach destination. This is a place people choose for quiet beaches, clear bay water, and a slower pace, rather than high-rise resorts and crowds.
The geography here is unusual and a big part of the draw. St. Joseph Bay is a protected, shallow bay known for scalloping, paddling, and calm water, while Cape San Blas and the St. Joseph Peninsula offer some of the most scenic, lightly developed beaches in the state, with a state park at the tip of the peninsula. Port St. Joe itself has a revitalized downtown and waterfront, and inland the county stretches north toward Wewahitchka and the Dead Lakes, a striking landscape of standing cypress that supports fishing and a well-known local honey industry.
The housing market splits roughly between the coast and the interior. Along Cape San Blas and the peninsula, the inventory is dominated by beach houses and second homes, many operating as vacation rentals, so for a lot of buyers the rental-income picture is part of the decision. In and around Port St. Joe, buyers find a mix of in-town homes, bay-oriented property, and newer construction near the revitalized waterfront. Moving inland toward Wewahitchka, prices generally ease and the market shifts toward rural homes, lakefront property on the Dead Lakes, and acreage.
As with any Gulf-front market, coastal risk has to be front of mind. Hurricane wind and surge exposure are real, the peninsula took a hard hit in recent major storms, and flood insurance, elevation, and construction standards meaningfully affect cost and design.
