Where Does Bethenny Frankel Live in Florida? Her Boca Raton and Miami Beach Homes
September 21, 2026 · 8 min read · By Onias Derilus, Broker
Bethenny Frankel moved to Florida for good in 2025. She owns a Boca Raton house bought for $4.5 million and a Miami Beach condo bought for about $1.7 million, and she has been selling her northern homes. Here is what Robb Report, Us Weekly and others reported, and what her two markets cost.
Where does Bethenny Frankel live? She lives in Florida, and she has said so plainly. In April 2025 the former Real Housewives of New York star announced that she and her daughter were making Florida their primary and permanent home. She owns two places here: a contemporary house in Boca Raton, bought for $4.5 million in May 2025, and a beachfront condo in Miami Beach, bought for about $1.7 million in 2024. Here is what reporting says about both, why she left New York, and what her two markets cost.
Key takeaways
- Boca Raton, Palm Beach County: a five-bedroom contemporary house bought for $4.5 million in cash in May 2025, per Robb Report.
- A Miami Beach beachfront condo bought in June 2024 for about $1.67 million, with two bedrooms and a deck facing the coast, per Us Weekly.
- She sold her Connecticut farm for about $7.8 million and later listed her Tribeca loft and Hamptons house.
- Boca Raton median list price is about $550,000 across roughly 2,100 active listings, per our MLS feed as of September 2026.
Where does Bethenny Frankel live in Florida?
Her main Florida home is in Boca Raton, at the southern end of Palm Beach County. Boca is a city of gated communities, golf clubs and a short stretch of beach, about 45 minutes north of Miami Beach. It draws northeasterners who want a house with a yard rather than a tower, and Frankel fits that profile.
The Miami Beach condo came first. Us Weekly reported she bought it in June 2024, a year before the public announcement. At the time she still called New York home. The Boca Raton purchase in May 2025 is what made the move real. Robb Report covered both in a roundup of her holdings later that year.
Pure Equity does not publish private addresses, so we name the cities only. Reporting has not named the Boca Raton community or the Miami Beach building. You can see current inventory on our Boca Raton and Miami Beach pages.
Inside the reported Boca Raton home
Robb Report described a contemporary house of nearly 5,500 square feet with five bedrooms and six baths, built in 2022. It has glossy white finishes, tall ceilings and clean modern lines. Inside there is a private office, a club room and a large primary suite with two closets, a spa-style bath and a balcony over the backyard.
The lot is about 9,000 square feet, which is typical for a newer Boca Raton subdivision. It holds a pool, a patio, a lawn and tall hedges for privacy. The house had sold in 2023 for $4.2 million and was listed at $5.5 million when she came along. She negotiated it down to $4.5 million and paid cash, per Robb Report.
She has shown parts of the house on social media, and a Facebook page that tracks celebrity homes called it a $4.5 million mansion. Mansion is a stretch for 5,500 square feet, but the finish level is high. It is a new build, which matters in Boca, where much of the housing stock dates to the 1980s and 90s.
The Miami Beach condo
Us Weekly gave the fullest account of the condo. She paid about $1.67 million in June 2024 for a two-bedroom unit on the beach. It has an open kitchen, a living room, a dining room, in-unit laundry and a large deck with a view of the coastline. One bath was newly renovated; a second is set aside for her daughter Bryn.
The closets are a running joke. Us Weekly reported she planned to remove a bidet to build more closet space, which tells you the unit is an older building rather than a new tower. At $1.67 million, it sits well above the Miami Beach median but far below the island's trophy condos.
The condo is the beach house. Frankel told Us Weekly she wanted to walk on the beach and be around other people, and a beachfront unit does that in a way a Boca Raton subdivision cannot.
Why Frankel moved to Florida
She gave her reasons on social media, and Us Weekly quoted them. She said she was moving for personal and professional reasons, and that something had come up that made Florida the best and healthiest choice for her and her daughter. Loneliness came up too: she said she had been lonely for five or six years and did not want to waste more of her life at home.
Fox News and other outlets noted she had spent years splitting time between a Tribeca loft, a Hamptons house and a Connecticut farm. That is three homes in three cold-weather markets. Consolidating into a Florida house and a beach condo is a simpler life, and she has framed it that way.
There is a financial side too, though she has not stressed it. Florida has no state income tax, and she runs a large business in Skinnygirl and her media work. Many New York entertainers who moved south in 2020 and after have cited the same thing.
Where else does Bethenny Frankel live?
The northern homes are on their way out. She sold Applejack Farm, her Greenwich, Connecticut estate, for about $7.8 million after the move; she had paid $4.25 million in 2021. Fox News reported she then listed her Tribeca loft for $7 million. Realtor.com reported she listed her longtime Hamptons house for $6 million.
So at this writing, Florida is the only place she owns that she is not trying to sell. Us Weekly's May 2025 story said she had kept the New York and Hamptons homes; the later listings show that changed within months. If both sell, her whole portfolio will sit in Boca Raton and Miami Beach.
What homes near Bethenny Frankel cost
Boca Raton is a big market. Our MLS feed as of September 2026 shows about 2,100 active listings with a median list price near $550,000 and an average of about 110 days on market. That median blends condos east of the highway with gated single-family homes west of it. New-build houses like Frankel's, at 5,500 square feet with a pool, list from about $4 million up.
Miami Beach carries a median near $650,000 across roughly 2,500 listings, with about 160 days on market. Beachfront two-bedrooms in older buildings, like the one Us Weekly described, tend to trade between $1 million and $2.5 million depending on floor and view. Our oceanfront condos hub tracks that segment.
Between the two cities, Delray Beach sits just north of Boca with a median near $279,000 across about 1,900 listings, and Fort Lauderdale sits between Boca and Miami at about $679,000.
